What is the process for leasing my home?
If you are interested in leasing your home for the 2010 World Equestrian Games, please (1) review the following Frequently Asked Questions, (2) request your Equestrian Home Leasing Information Kit, and (3) contact us to Schedule Your Listing Appointment. Alternatively, you may call either Carrie Slone at (502) 316-4835 or Amy Barron at (859) 509-3783 to schedule your appointment.

What happens during the initial listing appointment with the agent?
The agent will come to your home for the initial listing appointment (which will last approximately one hour). The agent will provide you with a lease agreement that must be filled out and signed by the property owner(s). Finally, the agent will take photographs of the exterior and interior of your property. If you would like to forgo pictures and have them taken at a later date, those arrangements can be made.

What is the total cost for leasing my home?
There is an initial listing fee that starts at $125 and is due at the initial appointment. Checks and money orders should be made payable to RE/MAX Dynamic. There is also a 15% commission rate that is to be paid after fulfillment of the lease agreement. For your convenience, the total commission amount will be automatically deducted from your final check.

My home is currently for sale. Can I still lease it for the games?
No. We will not be listing homes for lease that are currently on the market for sale.

How do I prepare my home for lease? Do I have to move everything out?
As part of the Equestrian Home Leasing Information Kit, you will receive a detailed outline of homeowner requirements including specific room-by-room guidelines. In a nutshell, you will want to remove all personal, valuable, and irreplacable items, and your home will need to be move-in ready for guests (much like a timeshare condominium or vacation home).

How much should I charge? Will you set the rental rate for me?
We will suggest a price to you based on local hotel rates as well as the rental rates of other homes that we have listed, but the final price is ultimately your decision. We do not give quotes over the phone or via email.

Will I have to pay taxes on the money I earn (i.e., claim it as income)?
According to IRS Publication 527, "if you use the dwelling unit as a home and you rent it fewer than 15 days during the year, do not include any of the rent in your income and do not deduct any of the rental expenses." Contact your accountant (or the Internal Revenue Service) for further information.

Do I need to get additional insurance for my home during the lease period?
Contact your insurance agent to make sure that you homeowner's insurance policy includes coverage for short-term rentals. We will collect a security deposit from tenants (typically equivalent to one night's lease).

What kind of guarantees do you offer? Will I get my money back if no one rents my home?
Unfortunately, there is no way to guarantee that your home will be leased for the designated time frame. But, we will definitely put forth our best efforts to market your home to prospective renters, both nationally and internationally. Ultimately, however, the decision to rent is up to those visiting the area during the Equestrian Games. Remember, we don't make money if you don't make money...

How will my property be advertised?
The Barron-Slone Group will be advertising on numerous websites and in local and worldwide publications. RE/MAX is a worldwide real estate network with agents all around the globe working together to lease your home. We will also be promoting your property online (i.e., Craigslist, Facebook, YouTube, Twitter, MySpace). At no time will your property address be disclosed in any of these publications.

When will the 2010 World Equestrian Games take place?
The 2010 World Equestrian Games are a 16-day event that will be held at the Kentucky Horse Park from September 25th to October 10th.

How many people are anticipated to attend the 2010 World Equestrian Games?
Organizers of the 2010 World Equestrian Games estimate that 600,000 tickets will be sold for the 16-day event.

What events are included in the World Equestrian Games?
The games host the world championships in eight equestrian disciplines: dressage, driving, endurances, eventing, jumping, para dressage, reigning, and vaulting. Visit the 2010 Alltech FEI World Equestrian Games official website to learn more.
